The purchase

Hire an inspector who belongs to one of the home inspection
trade organizations such as the American Society of Home Inspectors (ASHI). ASHI members
are required to perform home inspections in substantial compliance with the
ASHI Standards of Practice. Rates for home inspections vary
greatly with most inspections costing about $400, but the cost can go up
depending on the scope of the inspection.
Buyers generally have the right to choose the inspector and is
also responsible for paying for the inspections. Besides an overall inspection
for structural soundness, buyers can request a pest control inspection report,
roof inspection report or contingency for no potential environmental hazards
such as asbestos or radon gas.
